The complex, which will feature office space, retail stores, a potential hospital and 1,000 new residences including options for elderly assisted-living, has yet to break ground.
The group behind the project unanimously received conditional use approval to modify property lines at the meeting.
Developers say this will allow the site --located on Route 663 and Portzer Road near Quakertown in Bucks County -- to be easily distributed between its three owners.
“All we’re doing is moving those lines to make them line up with the improvements,” said developer Del Markward.
Changes to the previous master plan were requested at a zoning board hearing on June 6.
Markward and his representatives confirmed that they have met those requests by shifting land to accommodate existing open space, impervious space and parking requirements.
“We’re just moving a road a little bit. We’re moving the parking lot a little bit,” said Township Engineer Pete Andersen. “Basically this is just the shifting of some facilities around.”
Markward also affirmed that the facilities and their functions are going to remain where they were originally slotted, meaning these changes will not affect the complex’s ultimate operation.
The updated plan will continue to have 129.4 acres of open space.
The overall parameters of the site have also not changed.
The developers said they are hoping to commence phase one of their construction plan, which will include the 56,000 square-foot nursing center, the 123-bed assisted living facility, an office center and the renovation of a day care center.
Despite taking a step forward Tuesday, developers say the project is still over a decade away from completion.
